Whether you are buying, selling or wishing to invest in the Adriatica property market, we can ensure that you will receive the most efficient service possible. By choosing us - process of property sale/purchase in Adriatica - will be one of the best experiences of your life.

We suggest to do some preparations before you come to Adriatica (assuming, you have already made decission to invest into the property market). That could include - identifying method of purchase (company or private route), arranging an accountant (in case of company route), arranging for competitive foreign exchange purchase (i.e. Moneycorp), opening bank account in Adriatica, etc.

Prior to your arrival to Adriatica we will prepare a schedule of individual visits to and walks through all real estates you may be interested in.

At the time of your visits you will be accompanied by our experienced and qualified representative to provide consultancy, interpretation and assistance when required. We can arrange for an individual schedule and a program while staying in Adriatica in advance by e-mail, phone or fax. In this way the time you will take to achieve the aim of your visit will be optimized and complied with your personal requirements as much as possible.

Our fee for each day assigned to walks through the properties of your choice is €30. This complies for areas not further than 30km from our office. When we have to make visits to properties that are distant more than 30km from our office, we charge a fee of €100 a day. If related property is on an island, costs of ferry or rented yacht are added to the fee. After successful completition of a property purchase this fee is fully deducted from the final fee.

To have enough time to arrange for walks through the properties you have selected, please, let us know the exact date of your planned visit to Adriatica at least a week prior to arrival.

Process of property sale/purchase in Adriatica on the ground goes like this: 

  1. When you find the property you wish to buy, you will be required to pay a deposit payment or reservation fee of around 10% upon signing a private sale contract. The property will then be immediately taken off the market and the price is fixed. If the vendor pulls out of the sale, he is legally required to pay you double the payment in compensation. However, if you pull out of the sale or fail to complete on the date fixed, you will lose your deposit payment.

  2. If you buy off-plan, payments are different and covered as staged payments throughout the development period. We will keep you informed as to when these are due. Be sure that the payment is refundable subject to legal checks as to ownership, planning permission, boundaries and legal description of the property.

  3. Once the legal checks have been undertaken, the sale is performed before a Public Notary who acts as a legal representative of the State. The Notary checks the legal documents and witnesses the signatures.
  4. The final payment is made at the time of sale and this transaction is recorded in the Title Deed signed before the Public Notary. If you are unable to appear in person at the signing you should give a Power of Attorney to us in order to act on your behalf.Many charges and debts incurred by the previous owner can be registered against the property. All our properties are already checked - so that you can be sure that the property you buy is free of any debts. Once completion has taken place, certain fees and taxes must be paid.     Title deeds are sent to the Land Registry where the transaction is officially registered in Adriatica.

 

Buyers Fees

On Completion of Purchase - final fee for property value under €300,000 is in principle 3% plus VAT. From property value of €300,000 it is in principle 2,5% plus VAT. From property value above €500,000 it is in principle 2% plus VAT. There are different issues about each property - so our fee can slightly vary from case to case.
