    Our property finding service will take the strain out of finding your dream property by presenting to you property that matches your criteria.

    No-one wants to spend too much time and money – travelling to another country to view properties and if you are reading this – you may already understand the benefits of employing someone to do this for you.

    Our package includes:

    Initial Consultation – this enables us to get a thorough understanding of not only your property requirements but also your lifestyle and family needs, such as education, leisure, career and employment..

    Area Orientation – if you are new to the areas we will provide you with detailed information on each of the areas we feel will meet your requirements, including information on educational establishments and leisure and recreational facilities.
    Initial Search – once we have discussed your requirements we will review all suitable properties currently available by working closely with local agents, developers and private contacts. Once we have drawn up an initial list we will visit each property on your behalf and finalise a detailed short list of potential suitable properties.

    Feedback – We will meet with you in person or communicate via e-mail to discuss the detailed short list. We will provide you with additional photos and videos.

    Your Viewings – Once we have reviewed the shortlist with you we will arrange for you to view the properties you feel may be of interest.

    Negotiation – We will conduct all negotiations on your behalf to ensure we achieve the best possible purchase price for you. Once the offer has been accepted we will liaise with all third parties on your behalf through to completion. Our final fee is only paid on exchange of contracts.

    Prior to Search - €500 - non-refundable for 3 months' search. After successful completition of a property purchase this fee is fully deducted from the final fee.

    Property sale

    We suggest to do some preparations before you come to Adriatica (assuming, you have already made decission to invest into the property market). That could include - identifying method of purchase (company or private route), arranging an accountant (in case of company route), arranging for competitive foreign exchange purchase (i.e. Moneycorp), opening bank account in Adriatica, etc.

    Prior to your arrival to Adriatica we will prepare a schedule of individual visits to and walks through all rea

    At the time of your visits you will be accompanied by our experienced and qualified representative to provide consultancy, interpretation and assistance when required. We can arrange for an individual schedule and a program while staying in Adriatica in advance by e-mail, phone or social networks.

    Our fee for each day assigned to walks through the properties of your choice is €30. This complies for areas not further than 30km from our office. When we have to make visits to properties that are more distant than 30km from our office, we charge a fee of €100 a day. If related property is on an island, costs of ferry or rented yacht are added to the fee. After successful completition of a property purchase this fee is fully deducted from the final fee.

    To have enough time to arrange for walks through the properties you have selected, please, let us know the exact date of your planned visit to Adriatica at least a week prior to arrival.

    Process of property sale/purchase in Adriatica on the ground goes like this:

    When you find the property you wish to buy, you will be required to pay a deposit payment or reservation fee of around 10% upon signing a precontract. The property will then be immediately taken off the market and the price is fixed. If the vendor pulls out of the sale, he is legally required to pay you double the payment in compensation. However, if you pull out of the sale or fail to complete on the date fixed, you will lose your deposit payment.

    If you buy off-plan, payments are different and covered as staged payments throughout the development period. We will keep you informed as to when these are due. Be sure that the payment is refundable subject to legal checks as to ownership, planning permission, boundaries and legal description of the property.

    Once the legal checks have been undertaken, the sale is performed before a Public Notary who acts as a legal representative of the State. The Notary checks the legal documents and witnesses the signatures.
    The final payment is made at the time of sale and this transaction is recorded in the Title Deed signed before the Public Notary. If you are unable to appear in person at the signing you should give a Power of Attorney to us in order to act on your behalf. Many charges and debts incurred by the previous owner can be registered against the property. All our properties are already checked - so that you can be sure that the property you buy is free of any debts. Once completion has taken place, certain fees and taxes must be paid. Title deeds are sent to the Land Registry where the transaction is officially registered.

    Buyers Fees

    On Completion of Purchase - final commission for property value under €200,000 is in principle 3% net. From property value above €200,000 it is in principle 2% net.

    Building and renovation

    Due to high demand and strict planning permission laws - new properties for sale in Adriatica are becoming far more elusive and expensive. As a result, foreign buyers are investing in more affordable old houses in need for renovation.

    There are plenty of such houses still available, but now even these are being "snapped up" by foreign investors keen to own a property in an exclusive resort. These old houses might sometimes look not very attractive - but most of them are built on a solid found

    It can take time to renovate, and as a rule it always costs more than you think. Renovation projects of any considerable size are bought and paid for in stages. One stage may have considerably less work than another - this may sound obvious but is often overlooked.

    The external aspects of any building of considerable age require a permit in order to be modified. The restrictions vary considerably from area to area. In general you can't change window sizes, the volume of a protected building has to remain the same and your choice of external wall colours are limited. In a few areas swimming pools are no longer allowed.

    Some buyers like to use builders from their own country. We think that this is not necessary, besides costing more bureaucracy. Any of the necessary expertise can be matched by qualified builders in Adriatica. They often carry a wealth of experience handed down by generations working in the same trade and are well versed with necessary materials to complete a very durable and authentic renovation.

    Architects in Adriatica are extremely well versed in regulations and construction techniques. Architecture is a very popular choice of degree amongst university students and competition for university places is high. As such, the requirements to become an architect means - only the brightest graduate in architecture. The only criticism is that sometimes they have a tendency to design with their own specifications in mind and not those of the client, although, you may forgive them as it is often their own enthusiasm that is to blame.

    • we will do a market analysis to determine the optimal monthly rental amount for your property utilizing a wide range of professional resources

    Design a Targeted Marketing Program

    • we will meet with you to design a targeted marketing program to rent your property as quickly as possible
    • we will execute your targeted marketing program utilizing the Internet, local newspapers etc
    • we will promptly pursue all inquiries and schedule showings of your property during the week, evenings, and weekends

    Thorough Screening of Applicants

    Prompt Rental Receipt Collections and Disbursements

    • we will promptly collect your rental income from your tenant at the beginning of each month
    • Our Accounting Department will disburse the rental proceeds in the manner instructed by you on a monthly basis
    • we will serve three day notices to “Pay Rent or Quit” if rent has not been paid by the fifth day of each month
    • we will coordinate the start of unlawful detainer action to evict your tenant in the event the rent is not paid
